Last week, I had the pleasure of meeting with Peter Morris, President of Robertson Morris, to expand my network of Expert Witnesses. My goal was to gain insights from his extensive experience and refine my skills in writing Expert Witness Reports for litigation involving mortgage brokers and agents in Ontario.
With over forty-five years in the property and casualty insurance industry, Peter has a wealth of knowledge in his field. Over the past decade, he has transitioned into acting as an Expert Witness. For the price of a beer and nachos, Peter graciously agreed to sit down with me and share his insights.
Our discussion covered a wide range of topics, and I was able to pick up on some valuable nuances that are important when writing a report. Peter emphasized that determining the facts of a case is the judge’s role and that an Expert Witness should strictly adhere to their area of expertise.
What stood out most to me was Peter’s enthusiasm for his work. After 45 years in the industry, he was still learning new things. One recent discovery he shared was the importance of securing a vacancy permit if you leave a property vacant, with no intention to return, for more than 30 days. Supposedly, the wording in most policies has changed from what he was accustomed to.
This was a great tip that could apply to a lot of different situations. Here are just a few examples:
- If a homeowner moves into a new residence before selling their previous home, leaving it vacant for more than 30 days, a vacancy permit may be needed to maintain coverage.
- A landlord’s rental property sits vacant for over 30 days while searching for new tenants, potentially voiding standard insurance coverage without a vacancy permit.
- A home is left vacant after the owner’s passing, and it remains unoccupied during the probate or estate settlement process.
After about two hours of chatting at the Canadiana Restaurant in Etobicoke, an appropriate choice for the times, I thanked Peter for his time and insights. It truly was a pleasure to learn from him!
